Clean Spaces – Property Services Ltd was founded after years of managing residential properties at scale and seeing first-hand how poor standards, rushed turnarounds, and inconsistent communication can impact landlords and guests alike.

Before launching Clean Spaces, I worked as a Senior Property Manager overseeing a £12m+ HMO portfolio across nearly 200 rooms and 50+ properties across Nottingham, East Midlands. My role covered everything from lettings, compliance, council inspections, maintenance coordination, rent collection, inspections, and tenant experience. That background continues to shape how we operate today and underpins the standards we hold across every clean, inventory, and guest stay.

Managing large portfolios taught me that the smallest details matter. Clean Spaces was created to remove those pain points by offering a service that is proactive, accountable, and genuinely personal. What sets Clean Spaces apart is our hands-on approach. We take the time to understand each property and each client’s expectations, allowing us to deliver a service that feels tailored rather than transactional.

Clean Spaces – Property Services Ltd

These Terms & Conditions govern the use of our website and the provision of services by Clean Spaces – Property Services Ltd (“we”, “us”, “our”).
Please read them carefully before making a booking or using our services.

By accessing our website or placing a booking, you confirm that you have read, understood, and agree to be bound by these Terms & Conditions.
If you do not agree, you must not use our website or services.

1. Definitions

  • Company – Clean Spaces – Property Services Ltd, registered in England & Wales

  • Website – www.cleanspaces-propertyservices.com

  • You / Client / Guest – any individual or entity using the Website, booking Services, or occupying Serviced Accommodation

  • Booking – a confirmed booking made via the Website, email, phone, or third-party platform

  • Services – cleaning services, property services, and/or serviced accommodation provided by the Company

  • Job – any cleaning or property service booking

  • Serviced Accommodation – short-term or temporary accommodation managed or operated by the Company

  • Cleaning Team – employees, contractors, or subcontractors engaged to carry out Services

  • Contract – the agreement formed upon acceptance of a Booking

  • Quote – a written estimate provided prior to a Booking

2. Interpretation

Any reference to legislation shall include any amendment, re-enactment, or replacement in force at the date of the Booking.

Headings are for convenience only and do not affect interpretation.

3. Website Use

3.1 Access

Access to our Website is permitted on a temporary basis. We reserve the right to withdraw, amend, or restrict access without notice.

3.2 User Obligations

You warrant that:

  • all information provided is accurate and complete

  • you are at least 18 years old

  • you will not misuse the Website or attempt unauthorised access

3.3 Changes

We may update these Terms at any time. Continued use of the Website constitutes acceptance of updated Terms.

4. Cleaning Services – General

4.1 Booking & Payment

  • End-of-Tenancy and Deep Cleaning bookings require a 50% deposit

  • Final balance is due on the day of completion

  • Late payment may incur interest and administrative fees

4.2 Quotes & Variations

Quotes are based on information provided.
We reserve the right to revise pricing if:

  • the property condition differs materially

  • additional time, labour, or equipment is required

Revised prices must be accepted before work proceeds.

4.3 Equipment & Products

Unless agreed otherwise, we supply cleaning equipment and products.
If client-supplied products are used, we accept no liability for damage or unsatisfactory results.

4.4 Access & Utilities

You must provide:

  • clear access to the property

  • electricity and hot water

Failure to provide access may result in the full booking charge being payable.

5. Deep Cleaning & End-of-Tenancy Services

  • Freezers must be defrosted in advance

  • Cupboards and wardrobes must be empty

  • Walls, heavy furniture movement, and dishwashing are excluded

  • Waste removal beyond one standard refuse bag is chargeable

  • Key collection/drop-off is chargeable unless agreed otherwise

  • Cleaning is limited to reachable height (no ladder use)

We are not liable for:

  • ingrained or permanent stains

  • paint or building residue

  • pre-existing damage

6. Missed Areas & Quality Assurance

Any issues must be reported within 24 hours of service completion.

Where notified in time, we will arrange a return visit to rectify missed areas.
Failure to notify within this timeframe may result in no re-attendance.

7. Cancellations & Refunds (Cleaning Services)

  • Cancellations within 48 hours of booking incur a 20% fee

  • Deposits and booking fees are non-refundable

  • Refunds are not provided once services have commenced

8. Serviced Accommodation – Guest Terms

8.1 Bookings

All Serviced Accommodation bookings are subject to:

  • availability

  • acceptance of these Terms

  • compliance with House Rules provided separately

8.2 Occupancy

  • Occupancy is limited to the number stated in the Booking

  • No unauthorised guests or events

  • No smoking inside the property

8.3 Damage & Conduct

Guests are responsible for:

  • damage caused during their stay

  • excessive cleaning or waste removal

  • breaches of House Rules

We reserve the right to charge for damages or terminate stays for serious breaches.

8.4 No Tenancy

Serviced Accommodation bookings do not create a tenancy or confer statutory tenant rights.

9. Insurance & Liability

  • Claims for damage must be reported within 24 hours

  • We are not liable for:

    • pre-existing damage

    • wear and tear

    • loss of valuables, cash, or sentimental items

Nothing in these Terms excludes liability for death or personal injury caused by negligence or fraud.

10. Subcontracting

We may use subcontractors without prior notice. The Company remains responsible for service delivery in accordance with these Terms.

11. Non-Solicitation

You agree not to engage our staff or contractors privately for similar services during the Contract and for 6 months thereafter.

12. Price & Payment

  • Prices may change where inaccurate information is provided

  • You authorise card pre-authorisation and payment processing

  • Unpaid balances may incur a £10 administration fee plus interest

13. Viruses & Misuse

You must not introduce harmful software or attempt unauthorised access.

14. Links

We are not responsible for third-party websites linked from our Website.

15. Governing Law & Jurisdiction

These Terms are governed by the law of England and Wales.
